Diversified Investors Group, LLC is a boutique investment firm centered around our investors, our properties and our residents. Our firm provides investors with an opportunity to invest in secure cash flowing real estate without the complications of sourcing, acquiring or managing the operations of these properties. Diversified Investors Group, LLC enables accredited investors to earn passive income through investing in well vetted and select properties that meet our strict acquisition criteria. Our offerings provide highly profitable investments that build long-term wealth for our clients.

Our acquisition process will thoroughly vet 400-500 deals in our targeted markets in a given year. Only 2% to 3% qualify for further review. If the initial underwriting goes well, additional underwriting is conducted by a variety of in-house and external stakeholders.

After a letter of intent is secured, our team of experts is sent to the asset site to inspect and analyze the fiscal health of the asset by assessing all the financial records, rent rolls, leases, and contracts.

Keys To Our Success
Natural appreciation of a property is out of the investor’s control because of fluctuation in both the economy and the real estate market. At Diversified Investor’s Group, LLC, we achieve forced appreciation by adding value into our properties. Our approach is to make strategic improvements that either decrease expenses or increase income, and in some cases, both. By doing so, we exponentially increase the overall value of the property.
Securing long-term, low-leveraged debt is Diversified Investor’s Group, LLC’s conservative approach. We understand the advantage of leverage that comes through financing. It is our goal to have our properties not be more than 50-60% leveraged over a five year hold period. While we start with a 75-80% leverage based on the purchase price, we decrease that ratio rapidly by actively paying down the loan and by forcing appreciation of the property through value-add improvements, superior management, and rent increases, leading to a five-year loan to value ratio of no more than 60%. This conservative approach provides an additional buffer from the ups and downs of the real estate market. Finally, we create an upfront Cash Reserves Operating Account with funds equal to 1-5% of the purchase price in order to cover unexpected expenses that occur during the holding period of an asset.
